DOG'S DEMOSTRATION BY VISI LA SECURITY SDN BHD

Please take note that there will be a dogs’ demonstration by the dog handlers of Visi LA Security Sdn Bhd as follows:-

RE : EXTENSION TO GLENMARIE COURT GUARDHOUSE

Further to our circulars on the 11th March 2006 and 5th September 2006 and 13th October 2006 concerning the above extension, we would like to inform that it is very important for Glenmarie Court and the association to have the extension for our management office which we urgently need in the very near future when we take over the management from Horsedale Development Bhd as the existing guardhouse is too small.

You may have already made your contribution of RM220 earlier, but we would like to appeal to you to contribute generously and make the project a success.

For your kind information, GCHA intends to engrave Contributor’s names on a bronze plate for those who contribute RM5,000 and above and place it permanently at the guardhouse for remembrance and appreciation and you will also be invited to an official opening ceremony after the completion of the extension.

The new extension is approximately 4.5m (w) x 4.3m (c) = 19.35m² or 208 sq ft and will have the following facilities:-

  1. A storage to keep all records and filing.
  2. Space for the Property Manager and clerical staff.
  3. Central Monitoring System (CMS) for security surveillance.
  4. CCTV at both sides of the entry and exit.
  5. Computer, fan, air-condition, table, chairs cupboards, filing rack, white board etc.
  6. Space for short meetings with security, landscape, sub-committees and others.

For our vision to come to reality, your kind contribution will be very much appreciated. Please make your cheque payable to “Glenmarie Court Homeowners’ Association” and hand it over to the undersigned as soon as possible.

RE: 2007 ANNUAL MEMBERSHIP SUBSCRIPTION OF RM100/=

This refers to our letter dated 29th January 2007 in regard to the above matter.

We would appreciate if you have not issued your cheque of RM100 to “Glenmarie Court Homeowners’ Association” being payment for 2007 Annual Membership Subscription, kindly do so and drop it into the GCHA mail box located beside the guardhouse at the exit of Glenmarie Court.

CENTRAL MONITORING SYSTEM (CMS) & CLOSE CIRCUIT TELEVISION (CCTV) FOR GLENMARIE COURT

This circular has reference to our previous circular dated 27th December 2007 regarding the above matter. We understand you have either registered to be connected to the CMS or contemplating to do so.

The CMS consist essentially of a two(2) central monitoring modules and routers which will be installed in the guard house. Each module is good to store 100 units of household names. These are linked to a computer system and a printer to register distress calls. The central monitoring modules are linked to each of the household which either is installed with an internal alarm system, or for those who do not have an alarm system, to a panic button. When an intruder enters a house, those houses with alarm systems will detect the breach in security and send a distress signal to the CMS, who in turn will set out an alarm. Our guards will response immediately with guard dogs. The distress call will be registered in the database and printed out for records.

For those houses without an alarm system, the panic button can send out a distress call by remote control (but only when the intruder is sighted) or used by the elderly or children requesting for help during emergencies.

The CMS (which is housed in the guard house) together with the Close Circuit Television (CCTV) to record the entries / exits at the barrier gates cost RM18,000/= is funded by each household paying RM100/= (one time payment) to Glenmarie Court Homeowners’ Association.

Kindly make payment for the RM100/= if you have not done so.

A representative from IISB will be visiting your house to complete the monitoring system by:-

Either

  1. Programming your house alarm system, if you have an existing system and link it to the CMS. This will cost RM150 per household (standard rate). You have to pay IISB directly after the connection.

Or

  1. For those who do not have an alarm system, IISB will install a panic button together with a control board and three(3) remote control devices which will cost RM650 per household. You have to pay IISB directly should you decide to use their product.

Attached is a reply slip for those who have not registered and are contemplating to do so. Kindly fill up the form and issue a cheque for RM100.00 as your contribution to fund for the CMS

After registering to the CMS, you need to make an appointment for IISB representative to come to your house to programme your existing house alarm system to the CMS or to install a panic button. The IISB representative will be in touch with you after GCHA receives your reply slip.

The GCHA Exco has always place security and safety in their priority list.

Re: UPGRADING SECURITY IN GLENMARIE COURT

During the Annual General Meeting in 26th March 2006, a mandate was given to the GCHA Exco to form a special committee to look into the Security and Safety for Glenmarie Court.

In June 2006, during the GCHA 2nd Exco meeting, a Special Security & Safety Committee (SSSC) was formed to look into the upgrading of the security in Glenmarie Court. The SSSC met on the 6th June 2006 and a presentation and subsequent report was prepared by Major Sng. It is proposed that the whole area of Glenmarie Court is divided into Security Zones as follows:-

Zone 1 : Left side of guard house facing Persiaran Kerjaya
Zone 2 : Facing the Subang Interchange
Zone 3 : Facing the left side of the sewage plant
Zone 4 : Facing the Highway (towards Saujana)
Zone 5 : Facing the left side of the tunnel
Zone 6 : Facing Golf Course
Zone 7 : Facing the right side of the main guard house

It was further discussed and suggested that:-

  1. Zone 5, 6 & 7 will be using the electronic photo beams to secure against intrusion.
  2. A footpath to be constructed outside the perimeter for Zone 1, 2 & 4 for guard dogs and dog handlers for patrolling.
  3. Zone 3 will have patrolling inside Glenmarie Court.
  4. Flood lights will also be utilized for these areas of Zone 1, 2, 3 & 4.
  5. The whole of Glenmarie Court to be monitored by a Central Monitoring System (CMS).

The cost for the implementation of the above was estimated as follows:-

Phase I – the installation, and commissioning of the CMS has been completed in January 2007 which costs only RM8,805/=. For connection, each household has to pay RM100/= towards the cost of the CMS and RM150 for individual connection fee to the specialist contractor for their individual alarm system to the CMS. So far, only 33 households have been connected, representing 19% of the total households in Glenmarie Court.

In view of recent burglaries and break-ins that had taken place recently, the GCHA Exco had reviewed the Special Security Committee’s recommendations again on the 16th April 2007 and recommend to put in place Phase II of the Security System. If the residents give the support for the construction and installation of Phase II, works can start in May 2007. The Association encourages all residents / owners to cooperate in order for this to materialize.

It is crucial that the construction Phase II have to be carried out soonest to avoid further break-ins / burglaries especially after the recent spat of burglaries / robberies. We believe that after the construction of Phase II, this will enable the guards, dogs and the dog handlers to further secure Glenmarie Court.

The cost of the “Construction of Phase II” is estimated to be RM150,000/= and if we divide the cost among the Owners / Residents of Glenmarie Court, it will cost about RM850/= per household.

We are assured that with the implementation of the Phase II of the Security, coupled with the CMS which is already implemented, both these preventive measures could equip Glenmarie Court with an effective security system.

In order for Phase II to be implemented, we have to possess enough funds for the construction & installation. We would appreciate if owners / residents could contribute to this fund urgently to make it possible. The reply slip for your contribution is attached herewith.

In September 2006, when the Association sent out a circular to all owners / residents pertaining to the contribution for the installation of the Central Monitoring System (CMS), 55 interested owners / residents responded but only 35 have paid, making the total collected for the CMS at RM3,500/=, compared to the cost which is at RM8,805/=.

Unfortunately, contribution for Phase I had not been encouraging. In order for Phase II to be accomplished, we encourage owners / residents who wish to contribute more than their share to do so. The Association would like to thank every contributor in advance for their generous giving.

During the recent AGM held on the 20th May 2007, the GCHA Exco and members who were present supported the suggestions made by the Special Security Committee and recommend to put in place Phase II of the Security System i.e. installation & construction of photo beams, footpath & floodlights for all the zones. If the residents give the monetary support for the construction and installation of Phase II, works can start as soon as possible. The Association encourages all residents / owners to cooperate in order for this to materialize.

GARDEN AND LANDSCAPE WASTE

Recently, Glenmarie Court emerged as the “most beautiful” area in the landscape competition - 2006 under Zone 3 of Shah Alam organized by MBSA. We believe it is the duty of every Glenmarian to maintain and upkeep this good image. On the part of the Association, we have taken all steps to maintain the cleanliness and the beauty of the whole of Glenmarie Court.

Earlier we circulated a flyer pertaining to collection of garden / landscape waste which was also highlighted in our recent newsletter that garden / landscape waste will only be collected on Mondays, Wednesdays and Fridays. On other days, please keep your garden / landscape waste in your own compound.

Kindly take note that in spite of our circular sent out earlier and the article highlighted in the newsletter regarding the above matter, garden / landscape waste are found untidily thrown outside the houses or in the common areas. Please find attached copies of pictures of the garden waste untidily and carelessly thrown. We encourage all Glenmarians to educate their maids and gardeners not to dump any garden / landscape waste in the compound / vacant land in front of their houses or in the playground or in the common areas. Please inform your maids or gardeners to bring out the garden / landscape waste and placed outside your houses, only on the days of the collection so that the vicinity of Glenmarie Court would look neat and tidy on the other days. This is necessary in order to maintain Glenmarie Court’s image as the most “clean and beautiful” residential community in Shah Alam.
