AEDES MOSQUITOES LARVAE INSPECTION BY AURA PEST CONTROL SDN BHD & MAJLIS BANDARAN SHAH ALAM

We refer to our flyer dated 26th January 2007 on periodic inspection for Aedes mosquito larvae. Our appointed pest control specialist, Aura Pest Control carried out an inspection on the 29th January 2007 on two(2) construction sites, two(2) bungalows and sixteen(16) semi-detached houses (chosen at random). During their inspection, they found breeding of mosquito larvae the construction site and the compound of three(3) semi-detached houses.

The larvae were then labeled and sent to MBSA Health Department for verification and was confirmed to be aedes mosquitoes larvae. This has alarmed the GCHA Exco as five(5) out of twenty(20) places inspected were found to be positive of aedes larvae, which is about 25% overall.

Dengue fever is fast spreading in the Klang valley area through aedes mosquitoes. Under the circumstances, GCHA Exco has once again appointed Aura-Pest Control Sdn Bhd with the services of MBSA personnel to carry out a house to house check for breeding of aedes larvae starting from 14th February 2007 onwards. We are kindly requesting all houseowners to clean and tidy all the areas prone to the breeding to avoid being summoned by MBSA health personnel.

Your fullest cooperation during this inspection will be very much appreciated in order to keep Glenmarie Court free from the breeding of aedes mosquitoes.

MOVEMENT OF CONSTRUCTION WORKERS TO WORKPLACE

With reference to the above, we would like to bring to your attention that as at 3rd January 2007, all workers to the worksite are barred from using bicycles.

The decision to bar the bicycles is to have a check-in security where we have received many complaints from residents that the workers frequently cycle around Glenmarie Court from their worksite. And this has brought fear to them as anything can take place anytime and has to put a stop to it for security reason.

You are kindly advised to ferry these workers in and out to your worksite and bar them from visiting other places of the area in Glenmarie Court.

Your kind cooperation on the above matter will be very much appreciated.

Garden waste and rubbish bins

We refer to the above and the collection of garden / landscape waste.

We have highlighted in our recent newsletter that garden / landscape waste will only be collected on Mondays, Wednesdays and Fridays. On other days, please keep your garden / landscape waste in your own compound.

Recenly, Glenmarie Court emerged as the most beautiful area in the landscape competition of 2006 under Zone 3 of Shah Alam. We believe it is the duty of every Glenmarians to maintain and upkeep this good name. On the part of the Association, we have taken all steps to maintain the cleanliness and the beauty of the whole of Glenmarie Court

Your support and fullest cooperation on the above matter is very much appreciated by the residents of Glenmarie Court and the Glenmarie Court Houseowners’ Association.

Common Areas is not part of your Construction site

With reference to the above matter, we would like to bring to your kind attention that the residents of Glenmarie Court have made numerous complaints to GCHA on their grievances to the present condition of the cleanliness at the common areas in front of your bungalow under construction / renovation.

We have earlier extended to you a set of the construction rules and regulations Glenmarie Court which requires you and your contractor to keep the common areas in front of your house under construction / renovation clear from construction debris. We have also given reminder letters to you to employ a permanent cleaner to clean and clear all the rubbish, lurch boxes, construction debris, mud and others at the common areas but to our disappointment, these were not carried out satisfactory. Many times, we have to employ our contract workers to clear your common areas and the road leading to your site which has not been cleared by you.

Since its becoming a burden to the Association where an amount has to be paid to the contract workers for clearing, we require monthly payment of RM300/= from you payable six(6) months to Glenmarie Court Homeowners Association to pay the contract workers whenever necessary to keep Glenmarie Court clean at your common areas and at the access roads used for construction.

Please issue cheque directly to Glenmarie Court Homeowners’ Association.

RETURFING AND RE-LANDSCAPING

We refer to our previous flyer to you informing that GCHA is entering a landscape competition organized by MBSA from the 1st November 2006. A banner for the competition has been displayed behind the guardhouse for your reference.

GCHA is keen to enter the competition and would like to put Glenmarie Court on the Shah Alam map. We are requesting your goodself for the fullest co-operation and commitment to make this a success. To enable us to win, we have to show to the inspection panel of MBSA that Glenmarie Court landscape is beautiful, the area is clean and tidy and comply to the general environment of a properly landscaped area using plants, trees and flowering shrubs. To this we kindly request your goodself to clear all the fruit trees planted at the back of your house and GCHA will re-landscape it with beautiful colouring plants.

If the above can be done then we can be proud that Glenmarie Court is a pleasant and beautiful landscaped residential dwelling. On our part as you can observe, we are landscaping most of the common areas with new plots of plants.

Central Monitoring System (CMS) & Close Circuit Television (CCTV) for Glenmarie Court

We trust you would have received a copy of our GCHA December 2006 Newsletter which was delivered to every household on Saturday, 9th December 2006.

An article on the proposal to install a Central Monitoring System (CMS) in Glenmarie Court was highlighted in the newsletter. The CMS is the initial part of GCHA Exco’s effort to upgrade the security system in Glenmarie Court.

The CMS consist essentially of a two(2) central monitoring modules and routers which will be installed in the guard house. Each module is good to store 100 units of household names. These are linked to a computer system and a printer to register distress calls. The central monitoring modules are linked to each of the household which either is installed with an internal alarm system, or for those who do not have an alarm system, to a panic button. When a intruder enters a house, those houses with alarm systems will detect the breach in security and send a distress signal to the CMS, who in turn will set out an alarm. Our guards will response immediately with guard dogs. The distress call will be registered in the database and printed out for records.

For those houses without an alarm system, the panic button can sent out a distress call by remote control (but only when the intruder is sighted) or used by the elderly or children requesting for help during emergencies. A simple diagram to demonstrate the CMS is enclosed.

Altogether, fifteen(15) quotations for CMS were sent out to different companies in our effort to seek the best system at competitive prices. Six(6) companies responded to our invitation to quote. The quotation from Innovative Insomuch Sdn Bhd (IISB) was the most competitive which will be able to serve our purpose. The company was called in to brief and demonstrate their product on Friday, 8th December 2006 to the following GCHA Exco members:-

  1. Mr HS Liao (President);
  2. Mr David (Security & Safety Chairman);
  3. Major Sng (Security Committee);
  4. Tuan Hj. Harun (Landscaping Chairman) and
  5. Mr Mohan (Property Manager).

The CMS (which is housed in the guard house) will cost RM10,000 together with some auxiliary works. At the same time, a Close Circuit Television (CCTV) will be installed by the same firm to record the entries / exits at the barrier gates. This will cost an additional RM8,000/=. The total cost of RM18,000/= be funded by each household paying RM100/= (one time payment) to Glenmarie Court Homeowners’ Association before the end of January 2007.

After installing and commissioning the CMS in the guard house, representatives from IISB will be visiting your house to complete the monitoring system by:-

Either
(a) Programming your house alarm system, if you have an existing system and link it to the CMS. This will cost RM150 per household (standard rate). You have to pay IISB directly after the connection.

Or
(b) For those who do not have an alarm system, IISB will install a panic button together with a control board and three(3) remote control devices which will cost RM650 per household. You have to pay IISB directly should you decide to use their product.

The GCHA Exco has gone a long way to make Glenmarie Court safer. Your fullest co-operation on the above project will be very much appreciated.

As this exercise will be on a large scale basis, kindly complete the attached form and forward it to GCHA soonest.

18-10-2006 - LANDSCAPING AND AREA BEAUTIFICATION COMPETITION

Please be informed that there will be a landscaping and area beautification competition in Shah Alam for the year 2006 organized by the Majlis Berbandaran Shah Alam (MBSA). The banner carrying information of the competition is displayed at our guardhouse.


The competition is as follows:-

1. Category 1 – Landscape competition

i) Semi-detached houses
ii) Bungalows

2. Category 2 – Landscape and beautification competition

i) The whole area of Glenmarie Court

3. Closing date for participation : 21st October 2006

4. Inspection on competition by MBSA : 1st November 2006

Attention!!

We wish to bring to your kind attention that Glenmarie Court is now a breeding ground for aedes mosquitoes.

On the 25th September 2006, MBSA officers from the Health Department together with Aura Pest Control Sdn Bhd and our Property Manager carried out an inspection for 20 houses at Jalan U1/6C. During the inspection, 2 houses were found to have aedes larvae at their compound and were fined on the spot by MBSA officers. Each summon is RM500 per house per spot.

After completion on the inspection on the houses, MBSA officers did an area inspection outside the compound and found quite a number of places are breeding areas for mosquitos’ larvae. Larvae were found breeding in the stagnant water trapped at the 2 drain holes outside the house compound and the drainage pipe between the entrances for the drive way to each house.

On the 5th October 2006 at about 8.30am, MBSA officers will be carrying out another inspection for aedes larvae at Glenmarie Court as our area is now a breeding ground for aedes mosquitoes and is dangerous to its surroundings.

GCHA is requesting all the residents and houseowners to clean and clear all stagnant water from flower pots, rain gutters, drains, pleats, empty containers and others including the 2 drainage outlets and drainage pipes. Please do so the above to keep Glenmarie Court free from aedes mosquitoes.

13.09.2006 - BUILDING FUNDS

The latest collection for the Building Fund towards the extension of the existing guard house for GCHA office stands at RM20,460.00. This means 52% of the residential households has paid towards the Building Fund. To recollect, we needed about RM38,000.00 for the GCHA office which includes furniture and computer equipments. Based on the collection status of RM20,460.00, we need another 17,540.00 to make the project successful.

We are now requesting all residents who have not made the one-time contribution of RM220.00 towards the Building Fund to do so by the 15th September 2006. If the balance (RM17,540.00) is not collected by then, regretfully, we would have to shelve the idea of having our own GCHA office.

So, please reach for your cheque book and write out that cheque for RM220.00 to Glenmarie Court Homeowners’ Association.

We wish to refer to a press interview and the subsequent statement reported by the Star newspaper under Bizweek Land & Property on Saturday, 22 nd April 2006 .

In the press interview under “ The Attraction of Glenmarie Residences ”, your Senior Manager, Mr P. Ravindran , made certain remarks that “ Glenmarie Residences is new, the project design and external ambience will be more attractive than Glenmarie Court – an earlier project. ” and “ The entrance to the gated and guarded community is also more appealing. 7.04.2006 - APPEAL FOR BUILDING FUND FOR NEW GCHA ADMINISTRATION CENTRE

Since the appeal letter dated 11 th March 2006 for building funds for the new GCHA Administration Centre (extension to the guardhouse), the response was encouraging.

So far 70 household residents have responded with the RM220.00 one time payment. We need about RM38,000.00 to complete the extension with some fit-ins for our Property Manager.

If you have not contributed yet, reach for your cheque book now and write out the RM220.00 payable to " Glenmarie Court Homeowners' Association".

16.03.2006 - BREAK-IN AT GLENMARIE COURT

A terrible incident happened in the morning on the 16th March 2006.

13.03.2006 - EXTENSION TO THE GUARD HOUSE FOR GCHA ADMINISTRATION CENTRE

Since the “birth” of our Glenmarie Court Homeowners’ Association (GCHA) in July 2003, we have been operating from Joseph Chong’s house (when he was the President then), and presently from HS Liao’s house. For too long our Property Manager has been sharing an “office space” with the security guards at the guard house.

A year ago, plans were drawn up to extend the guard house (layout plan) so that GCHA can have their own administration centre, with a view to take over the management of Glenmarie Court from Horsedale Development Bhd (Horsedale)....(Read more)

12.01.2006 - ISSUANCE OF LAND TITLES FOR GLENAMRIE COURT

We refer to the recent letter from Horsedale Development Bhd (Horsedale) dated 29th December 2005 Ref. HDB/GC/TITLE. At last some positive news on the issuance of individual titles for Owners in Glenmarie Court.

Our Property Manager approached Horsedale’s Marketing Manager on the 30th December 2005 who clarified that:-

1. The titles will have to be discharged of Change;

2. Horsedale will inform the SPA solicitors to prepare for Memorandum of Transfer (MOT) for execution by Developer and Purchaser (Form 14A);

3. Upon signing the Form 14A by all parties, the solicitors who will then send the MOT for adjudication;

4. Upon receipt of Adjudication Notice, Owners will have to pay the Stamp Duty within 30 days of Notice of Assessment;

5. Thereafter, SPA solicitors will send the duly MOT adjudicated and stamped together with requisite registration fees to loan solicitors for presentation of change.

We hope the above action will be taken immediately by Horsedale and thereafter the individual titles will be issued.

GCHA FIGHTS AEDES – ALARMING HIGH PERCENTAGE OF HOUSES HAS AEDES LARVE -
Latest Updates!
Further to our recent flyer, dated 29th October 2005, which were distributed to all Glenmarie residents on the same day, GCHA is pleased to inform all residents that the inspection for the presence of Aedes larvae in Glenmarie
Court (Aedes Albopictus) was completed on the 7th November 2005.

To date our appointed specialist AURA Pest Control has inspected 178 houses (110 semi-dees and 68 bungalows). Out of these, presences of larvae were found in 29 houses representing 16% of houses in Glenmarie Court. All the larvae found in the houses were bottled and identified according to the respective houses and sent to MBSA for verification. MBSA confirmed that the larvae are all Aedes Albopictus.

The high percentage of houses breeding the Aedes Albopictus according to MBSA is indeed alarming. To ensure Glenmarie Court is free of breeding areas for the Aedes mosquitoes, AURA has been instructed to inspect the 29 houses (found to have Aedes larvae) again. So far 10 houses were re-inspected and found to be free of breeding areas. The balance will be carried out by the 8th November 2005.

Although 99% of the houses allowed AURA to inspect their premises for presence of larvae, there were however 2 houses who refused entry for inspection citing various incomprehensive reasons.

To those who welcomed the inspection and were cooperative, “Thank you, we have done it for the sake of our community in Glenmarie Court”.

To complete GCHA’s effort to eliminate the spread of breeding of the Aedes mosquitoes, all the construction sites (10 in total) will be inspected by officers from MBSA from the 11th November 2005 onwards. It is likely that the 2 houses who refused inspection by AURA will be inspected by MBSA since there are presence of the Aedes larvae in Glenmarie Court.

Thereafter, GCHA will retain AURA for random inspection in which 10% of the houses in Glenmarie Court will be inspected for presence of breeding grounds every 2 weeks. A 10% random sampling of inspection statistically will represent 100% accuracy.

Dear Glenmarians,

1) GCHA FIGHTS AEDES

So far since the appointment of our pest control specialist AURA, they have inspected 120 houses of which 98 are semi-dees and 22 are bungalows. Out of the 120 houses, AURA found larvae in 26 houses (22 semi-dees and 4 bungalows). These samples were sent to Jabatan Perkhidmatan Bandar, Majlis Bandaraya Shah Alam for verification and it was found that all the samples are larvae belonging to the Aedes breed of mosquitoes – Albopictus.

This means that out of the 120 houses inspected, 22% of them are breeding Aedes larvae which is dangerous to the residents of Glenmarie Court.

AURA has been instructed to follow up with the 26 houses found with Aedes larvae and so far 10 houses inspected have responded and cleared all the areas which have stagnant water. The balance 16 houses (which were found to have Aedes larvae) will be inspected by Monday, 31st October 2005 and the whole inspection for the other 80 units or so houses will progressively be completed on the same day.

This is not the end of the “fight” and AURA will be instructed to inspect houses at random after the Deepavali and Hari Raya holidays to ensure our fight to rid all Aedes larvae is complete.

We are requesting all households to be vigilant and to make sure you get rid of all areas which potentially can contain stagnant water.

2) SECURITY & SAFETY

For the forthcoming festive holidays, GCHA is “beefing” up the security.

Effective from the 27th October 2005, an additional 2 Malaysian guards have been deployed at night to patrol Glenmarie Court throughout the festive holidays.

By the 1st November 2005, four (4) well trained Gurkha guards will be deployed to replace four (4) Malaysian guards in our effort to bring a higher level of professionalism to our security. This means that after the 1st November 2005, Glenmarie Court is protected by:-

i) Perimeter Beam Detectors System (PBD System)

: All 56 stations along the perimeter of Glenmarie Court

ii) Day patrol

: 4 guards of which 2 are Gurkhas and 2 are Malaysians

iii) Night patrol

: 4 guards of which 2 are Gurkhas and 2 are Malaysians
(for the festive holidays until the 7th November 2005, 2 additional Malaysian guards are deployed)

 

: 4 dogs and 4 Malaysian dog handlers

Meanwhile, GCHA Exco wishes all our residents Happy Deepavali and Selamat Hari Raya Adilfitri.
